Short answer: most Tampa Bay homes look best with exterior window cleaning two to four times a year. Homes within a few miles of the Gulf or the Bay often need it every two to three months because of salt film. Storefronts and restaurants usually need monthly service, and busy beachfront shops more often than that.

What makes Florida windows dirty faster
- Salt air. A fine salt haze builds on glass near the coast and dulls the view within weeks.
- Pollen. Oak and pine pollen turn glass yellow-green each spring, roughly February through May.
- Lovebugs. Swarms in May and September leave residue on south- and west-facing glass.
- Storms and sprinklers. Afternoon storms and irrigation leave mineral spots that bake on in the sun.
Timing tips
Schedule a spring cleaning after the heaviest pollen has fallen, usually late April or May, and a fall cleaning after lovebug season. If you have solar panels, clean the windows on the same visit as the panels to save a trip. Heavy mineral stains from years of sprinkler spray may need extra treatment beyond a standard cleaning; we'll point them out before we start.
